We are seeking a highly motivated, experienced Property Manager to oversee a 260-unit residential portfolio in Tucson, Arizona. This is a leadership role responsible for driving operational excellence, maximizing asset performance, and leading a team of 14 team members across leasing, maintenance, and administrative functions.
The ideal candidate is financially savvy, operationally strong, people-oriented, and thrives in a fast-paced, performance-driven environment.
Position Overview
As Property Manager, you will act as the owner’s representative and be fully responsible for the financial performance, tenant satisfaction, regulatory compliance, and physical condition of the property. You will lead a 14-person team and ensure the property operates efficiently, profitably, and in alignment with ownership objectives.
Key Responsibilities
Financial & Administrative Leadership
Oversee rent collection and ensure timely follow-up on delinquencies
Analyze market conditions to set or recommend rental pricing strategies
Develop and manage operating budgets; monitor expenses and NOI performance
Approve and process vendor and utility payments
Prepare and present monthly/quarterly financial reports to ownership
Tenant & Leasing Management
Drive leasing activity and marketing efforts to maintain strong occupancy
Oversee tenant screening processes (applications, credit, background checks)
Manage leases, renewals, move-ins, and move-outs
Serve as primary escalation point for resident concerns and issue resolution
Foster a positive resident experience to support retention
Maintenance & Property Operations
Coordinate repairs and preventative maintenance programs
Hire, supervise, and evaluate contractors and service providers
Conduct regular property inspections to maintain asset standards
Ensure work orders are completed efficiently and cost-effectively
Legal & Compliance Oversight
Ensure compliance with local, state, and federal housing regulations
Enforce lease agreements and community policies
Manage notices, evictions, and court filings in partnership with legal counsel
Stay current on landlord-tenant laws and regulatory updates
Owner Relations & Strategic Planning
Act as a trusted advisor and representative for ownership
Provide recommendations on capital improvements and renovations
Identify opportunities to improve occupancy, revenue, and profitability
Advise on rent increases, unit upgrades, and value-add initiatives
